EQUAL CREDIT OPPORTUNITY ACT ( ECOA ) NOTICE
The Federal Equal Opportunity Act (ECOA) prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the legal capacity to enter into a binding contract) ; because all or part of the applicant’s income is derived from any public assistance program: or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act. The federal agency that administers compliance with this law, concerning this creditor, is the FEDERAL TRADE COMMISSION, Los Angeles Regional Office, 11000 Wilshire Boulevard, Los Angeles, California, 90024.

Information requested in your application regarding race, national origin, sex, marital status, and age is being requested from you by the Federal Government for the purpose of monitoring compliance with ECOA and other applicable Federal laws. If you choose to not provide the requested information, the creditor is required by Sections 203.13 (b) and (c) of the Equal Credit Opportunity Act (ECOA) to note the race or national origin and sex of the applicants on the basis of visual observation or surname (your last name). As part of processing your application for real estate loan, the creditor may request a consumer credit report regarding your credit standing and credit capacity. The Borrower(s) is entitled to a copy of such information, if so desired, within sixty (60) days of written demand therefore, made to the credit reporting agency. You may request the name and address of the particular credit reporting agency (many lenders use several credit reporting agencies) used to obtain information regarding your credit, by contacting the lender. This notice is given to you pursuant to provisions of the Fair Credit Reporting Act of 1970, amended.

FAIR LENDING NOTICE
It is illegal to discriminate in the provision of or in the availability of financial assistance because of the considerations to the following:
1.Trends, the characteristics or conditions in the neighborhood or geographic area surrounding a housing accommodation, unless the financial institution can demonstrate in a particular case that such consideration is required to avoid an unsafe business practice, or
2. Race, color, religion, sex, marital status, national origin or ancestry. It is illegal to consider the racial, ethnic, religious or national origin composition of a neighborhood or geographic area surrounding a housing accommodation or whether or not such composition is undergoing change, or is expected to undergo change, in appraising a housing accommodation or in determining whether or
not, or under what terms or conditions, to provide financial assistance.

RATE LOCK DISCLOSURE
Borrower understands quoted rates reflect the currently available lending rate only. Rates change without notice. There is no rate guarantee for any loan. A loan is not locked until an agreement has been achieved between the mortgage broker/banker and a specific lending institution/investor, and the borrower has entered into a signed lock agreement with the mortgage broker/banker. A locked loan is assigned a specific expiration period within which time the borrower must not only sign the documents, but the loan must fund. The lenders decision to make a loan is based on numerous factors, many of which are outside of the mortgage broker/banker or loan officer’s control. Your loan cannot be closed until it has been underwritten, approved and properly documented. We will strive to obtain all of the required information so that a lending determination can be mad, and the loan funded within the lock-in period. However, neither the mortgage broker/banker nor the lender is obligated to make a loan to you.
